How to calculate each room area?

Estimate the total net/livable area, reduce 22% (this area will be required for circulation, mechanical spaces, walls, etc.; then make sure all spaces you add and their corresponding areas add up to 80% of the net area.

How many revisions are included in this service?

Up to 2 revisions are included in the service for projects less than 7,000 s.f.; one additional revision for each additional 5,000 s.f..

We suggest online meetings with screen sharing to clarify and address all concerns.

How do I make sure every room that I want will be included in plans?

Add all room needed, name tag them, and include the average area you expect for each room. To be realistic all areas you include shall not exceed 80% of the total net area.

What if I want to add a room as optional in case it is possible to fit it in?

You may include it and add “optional” to the room tag or in the description, we will let you know the possibilities as floor plan design advances.

How long does it take to get my plans?

Plans should be ready for first revision within 3 days, and will be shared with you as soon as they are ready so you can schedule revision time.

How long is each revision section?

Revisions take from 20 to 60 minutes depending on the size of the project

What is Net Area?

In real estate it is common that brokers discuss only gross areas which can include exterior walls, cellars, basements, and public lobbies, hallways, and corridors in multifamily buildings. Net areas also known as livable areas, is the space within your unit that you are allowed to use privately, to distribute, place furniture and modify/adapt as required.

Why the difference in time when selecting experience levels?

Experience leads to clear understanding requirements, process, expectations; and decisions taken timeline and with authority; inexperience like in any trade, will add the requirement of clarifications and handholding which take longer in the process.
